This is a basically a land and commodity deal. We are seeking an investor, lender or JV to adjoin us in buying one or several cattle ranches in a great ranching area.
You will make at least 11% on your money for the first 3 years and have your investment paid back then 25% of the net for 15 more years PLUS an equity buyout in year 18.
The ranch is a land deal and ranch land has increased in value by 6% a year even during the recent recession.
We do not breed cattle. Ours is for a preconditioning ranch and farm. The cattle are bought and sold 3 times a year. Cattle are a better commodity than gold because cattle and crops can be insured.
Our main partner is an expert cattle rancher/farmer. We are seeking an investor with between $1 MM to $4.4 Million, your return will be 11% on principal balance until the principal is paid back in 3 to 6 years (term is up to you).
Your investment can be secured by the property, house, cattle pens, cattle and equipment.
The ranch is located in Texas.The ranch we have identified is in Good ground Water areas with water for 80 to 100 years so no draught problems exist.
